The Australian Government has updated the 5% Deposit Scheme, increasing the property cap and expanding the list of regional centres that qualify for the higher purchase price limit. These changes make it easier for eligible buyers to purchase a home with as little as a 5% deposit while avoiding Lenders Mortgage Insurance (LMI). What’s Changed in NSW? From 1 July 2026, the property price cap for eligible homes in NSW has increased significantly. Sydney and eligible regional centers: $1.5 million All other areas of NSW: $800,000 The increased caps better reflect current property values, allowing first home buyers to consider suburbs that were previously outside the scheme’s limits. Which NSW Regional Centres Now Qualify? A major update is the expansion of locations classified as eligible regional centres. Buyers purchasing within these areas can access the higher $1.5 million property price cap rather than the $800,000 cap. The eligible NSW regional centres are: Newcastle and Lake Macquarie Central Coast Illawarra Mid North Coast Coffs Harbour-Grafton Richmond-Tweed This change opens up more opportunities for buyers looking outside Sydney while still benefiting from the higher purchase price threshold.
