Are the windows in your strata complex safe?

New changes to the law for units, townhouses or villas in NSW Strata Complexes.

If you live in, own or manage a unit, townhouse or villa in a strata complex then you need to make sure that all applicable windows have safety devices installed by no later than 13th March 2018.

What does “applicable windows” mean?

“Applicable windows” are windows that are more than 2m above the outside surface and within a child’s reach (less than 1.7m above the inside floor)

What do the Safety Devices do?

The safety devices need to ensure that the maximum opening of the window is less than 12.5cm and be able to withstand a force of 250 newtons (= 25kgs of force).

What happens if you don’t comply?

If these safety devices are not installed by 13th March 2018, owner corporations may face fines.
